Real estate has always been more than a career for me—it's been a lifelong passion and a family tradition. I have owned and operated a real estate appraisal firm since 1999, serving Bristol, Plymouth, and Norfolk Counties. Since returning to Cape Cod, I now provide appraisal services throughout Barnstable County as well. During my career, I've personally appraised more than 4,000 residential properties, giving me an in-depth understanding of home values, neighborhood trends, construction quality, and the local real estate market that few agents can match.

Real estate truly runs in my family. My mother was a salesperson at Shore Road Realty in Cataumet/Pocasset during the 1970s—the inspiration behind our company's name today.  My brother, Alec Joyce, devoted his entire 30-year legal career to practicing real estate law in Bourne. My sister, Helen Tarantino, has been a real estate appraiser for more than 25 years and a Realtor for over 15 years in the Boston area, where she owns and operates our sister company, Shore Road Realty Cityside.

My connection to Cape Cod runs deep. I grew up in Bourne, attending Crane Hall, Peebles Elementary School, Otis Air Force Base schools, and ultimately graduating from Bourne High School in 1982. After college, I married my high school sweetheart, Bill Dalton, and together we built our lives throughout the Northeast.

Along the way, we discovered another passion—buying, renovating, and improving homes. What began as a necessity quickly became a rewarding hobby that taught us invaluable lessons about construction, design, remodeling, and recognizing a home's hidden potential.

Although we lived away from Cape Cod for 25 years, we never stopped planning our return. Every visit home included driving through Bourne and the surrounding Upper Cape communities with my mother, exploring neighborhoods and keeping an eye on the local real estate market. When the opportunity finally came, we built our forever home in Bourne—a community that has always held a special place in my heart.

Today, I'm proud to help buyers and sellers throughout Bourne, Sandwich, Falmouth, Mashpee, Wareham, Plymouth, and the surrounding Upper Cape communities navigate one of the most important financial decisions of their lives. My background as both a licensed real estate appraiser and Realtor allows me to offer clients a different perspective. I don't simply look at a home as it exists today—I see its value, its possibilities, and opportunities others may overlook.
